Bob Harp - Talon Development voicemail messages - 1st message (6-16-2010-Wed) with $20,000 offer, 2nd message (6-18-2010-Fri) with "We got your information and we've looked at it here and our title specialist has looked at this and the question has arisen: "What happened to Sylvia? She was originally on the original lease". Establishes minimum due diligence/reasonable person/professional suspicions, for only $20,000 transaction. With $800,000 at stake, neither Brad Seals, Danny Davila or Mutual of Omaha contacted the second beneficiary, Alan Hamilton, about the suspicious transactions, tho his name was also on the original documents. Talon Development then required signed and notarized affidavits from Sylvia Hamilton before releasing the $20,000 to Alan Hamilton.
